I've had buyers walk away from homes after seeing what happens during a rainstorm!
Most homebuyers prefer touring properties on beautiful, sunny days. But after nearly 20 years helping buyers and sellers throughout Northeast Atlanta and Georgia, I've learned that rainy days can reveal some of the most important information about a home.
A house might look absolutely perfect when the sun is shining. But when the rain starts pouring, hidden problems can become much easier to spot.
That's why I often encourage buyers not to automatically cancel a showing just because it's raining.
Featured in RISMedia: Why Rainy-Day Showings Matter
I was honored to be featured again in RISMedia, a leading real estate industry publication, in Michael Catarevas' article, “Beating the Rain: How to Offset Its Dampening Effect on Clients.”
In the article, I shared:
“It's often a great opportunity to see how water flows on the lot, if gutters work properly, how the yard handles water, water intrusion concerns and how the neighbor's water flow might possibly impact your property. This provides so much valuable insight that a typical home inspection might not catch on a bright sunny day so it is priceless knowledge.”

These are observations I've made firsthand while helping buyers evaluate homes throughout Braselton, Chateau Elan, Gwinnett County, Hall County and the surrounding Northeast Georgia communities.
And sometimes, what we discover completely changes a buyer's decision.
5 Hidden Home Problems Rainstorms Can Reveal
- 1
Overflowing Gutters and Downspouts
Gutters are designed to move rainwater away from a home's foundation.
During heavy rain, overflowing gutters can indicate blockages, improper installation or drainage problems.
Watch for water spilling over the edges or collecting near the house.
- 2
Standing Water Around the Foundation
Water pooling near a foundation deserves attention.
Improper grading, clogged drainage systems or poorly positioned downspouts can allow water to accumulate where it shouldn't.
Over time, persistent moisture can contribute to expensive foundation and basement problems.
- 3
Poor Yard Drainage and Erosion
That beautiful backyard might look completely different during a downpour!
Heavy rain can reveal low spots, erosion, standing water and drainage patterns that are difficult to identify during dry weather.
This is especially important when evaluating properties with sloped lots, retaining walls or extensive landscaping.
- 4
Runoff From Neighboring Properties
Here's something buyers sometimes overlook.
Water doesn't necessarily respect property lines!
Rainwater from neighboring yards, driveways or higher elevations can flow onto another property.
Understanding where that water travels can help buyers identify potential concerns before closing.
- 5
Signs of Water Intrusion
Heavy rain can reveal moisture problems around windows, doors, roofs, basements and crawl spaces.
Water stains, dampness or active leaks may indicate problems requiring further evaluation.
Not every moisture issue is obvious during a traditional home showing.
Why This Matters for Georgia Homebuyers
In Northeast Georgia, we experience periods of significant rainfall and thunderstorms throughout the year.
Whether you're purchasing a luxury home in Chateau Elan, a golf course property in Sugarloaf Country Club, or a new construction home in Braselton, understanding how a property handles water is an important part of your due diligence.
A rainy-day showing doesn't replace a professional home inspection, but it can provide additional information that may help you make a more informed purchasing decision.
What Should Homeowners Check After Heavy Rain?
Once the storm has passed and conditions are safe, take a walk around your property.
Look for standing water, overflowing drainage areas, erosion, moisture intrusion and changes in how water moves across your yard.
Photograph anything concerning and consult a qualified professional when necessary. Never enter floodwater or approach downed electrical lines.
Addressing minor drainage problems early may help prevent more expensive repairs later.
Thinking About Selling Your Home?
Rainy-day observations aren't just important for buyers.
If you're preparing to sell, consider evaluating your home's drainage, gutters, grading and moisture conditions before putting it on the market.
Identifying and addressing concerns before buyers discover them can help reduce unexpected complications during inspections and negotiations.
In luxury real estate, attention to detail matters.
Don't Let Rainstorms Dampen Your Deal!
My advice is simple: Don't automatically reschedule a home showing because of rain.
Sometimes, the most valuable things you learn about a property aren't found in the listing photos or on a beautiful sunny afternoon.
They're revealed when the rain starts falling.
Have you ever discovered a problem with a home during a rainstorm? I'd love to hear your experience!
And if you're thinking about buying or selling a home in Braselton, Chateau Elan, or the Northeast Atlanta area, let's talk about how experience and careful evaluation can help protect your investment.
